Real estate we own, operate and improve ourselves.
Residential and short-term rental real estate in New Jersey and Vermont, held with $285K+ of our own capital invested. We invest in distinctive properties in markets we understand and improve them through thoughtful design, disciplined operations, and a strong sense of place. The same Briarwood Research that informs Scout tells us where to look and what to pay.
What we own.
Stowe, Vermont.
A renovated two-bedroom mountain residence serving year-round leisure demand.
Stowe was chosen because it is a genuine year-round market rather than a single-season one — winter mountain demand and a summer and autumn draw that keeps the calendar working across twelve months. That is what makes a small asset operable rather than seasonal.
Briarwood acquired the residence in 2024 and renovated it with a specific guest in mind, repositioning it away from the generic rental it would otherwise have been.
We operate it directly. Pricing, guest experience, maintenance, and marketing run on our own systems, and the asset is measured the way we would measure any acquisition — on revenue, satisfaction, margin, and long-term value rather than occupancy alone.

What we did
- Renovated and repositioned
Design work aimed at a specific guest, not a generic rental.
- Operated directly
Pricing, calendar, guest communication, and upkeep run on our own systems.
- Measured like an asset
Revenue, guest satisfaction, margin, and value tracked the way we would underwrite any acquisition.
Guests book a place, not a holding company. The listing carries one line of attribution:
A portfolio is not yet a hospitality platform. Each phase has to earn the next.
We would rather show the assets we actually run than describe a business we have not built. Owning, improving and operating residential real estate with our own capital is real, and so is the advisory work we take on for a limited number of outside owners. A lodging collection of our own and third-party management at scale are not, yet — so they are shown here as intent, not achievement.
Build the intelligence
Briarwood Research, proprietary technology, market selection, and the underwriting and portfolio systems behind them.
Own and operate
Residential and short-term rental assets across New Jersey and Vermont, run directly on our own systems — pricing, demand, guest experience, upkeep — and measured against the underwriting.
Build the operating platform
Apply Briarwood's research, technology, revenue strategy and operating standards to selected independent hospitality properties — first through advisory and partnerships, and ultimately through full operating relationships where the results support it.
Operate at scale
Third-party management as a business only once our operating system has demonstrably improved revenue, satisfaction, margin, and value across properties we do not own.
Advisory engagements and partnerships with outside hospitality owners are available now, while the rest is earned — work with Briarwood.
The same evidence, applied to our own money.
Briarwood does not run a separate process for its own acquisitions. Briarwood Research names the market, Scout assembles the property record and the comparable evidence, and an analyst signs off before we commit. When we buy, we are betting on our own work.

Research finds the opportunity
The same market work we publish tells us which markets are worth being in.
- 02
Briarwood underwrites it
Our analysts use Scout, Briarwood Research and property-level diligence to assemble the evidence, test the assumptions and establish the investment case. Briarwood makes the investment decision; Scout is one proprietary system supporting it.

Hospitality advises, and eventually operates
Advisory and partnerships with outside owners today; a managed operating layer for properties we do not own follows the results in our own portfolio.
