Each material number we publish resolves to the recorded sale, filing, or listing behind it. If a figure cannot be sourced, it does not go out.
We say when we do not know.
Where the data is thin, we publish the thinness — sample size, confidence, and what is missing — rather than filling the gap with an estimate that reads like a fact.

A town gets a standing view when its recorded sales can carry the same figures we publish everywhere else. Not before, and not with the gaps quietly interpolated.

Monmouth County is where we operate now, not what the company is. We expand only when the underlying evidence and operating capabilities can support the standard we intend to maintain — which today means 4,883 recorded sales from 2022 to 2026 behind the published work. Advisory is absent from this grid on purpose: engagements are taken one at a time and shaped around the property, so there is no honest figure to publish beside the three above.
